Real Estate in Ashe, Alleghany, Avery & Watauga Counties, NC

I live and work in the High Country, and I sell across all four counties. Each one has its own feel and its own market. Here's the honest short version — call me for the long version on any of them.

Zoom in on your corner of the Blue Ridge

Ashe County — West Jefferson, Jefferson & Lansing

Home base. My office is at 204 E Main St in West Jefferson, and Ashe is where most of my work happens. West Jefferson has the walkable downtown — shops, restaurants, the farmers market — and Ashe County more broadly is farm country: Christmas tree farms, river land on the New River, and homes from in-town cottages to mountaintop places. Jefferson is the county seat, five minutes away, quieter and a little more spread out. Lansing, up in the northwest corner of the county, is smaller, more rural, and was hit hard by Hurricane Helene in 2024 — it's rebuilding, and land and home prices there reflect a community still coming back. If you want the mountain life without the ski-town prices, Ashe is usually where the conversation starts.

Alleghany County — Sparta

Ashe's neighbor to the east. Sparta is the county seat — small-town, agricultural, and proud of it, with the Blue Ridge Parkway running along the county's edge. Alleghany tends to run a little quieter and a little more affordable than Ashe, and it draws buyers who want acreage, pasture, and elbow room. If land is your priority, Alleghany deserves a hard look.

Avery County — Banner Elk, Elk Park, Newland & Linville

The high-elevation county — some of the highest ground in the eastern U.S., with the ski and second-home market around Banner Elk, Beech Mountain, and Sugar Mountain, and Grandfather Mountain at Linville. Avery runs two markets at once: a resort and second-home market up high, and working local communities in places like Elk Park and Newland, the county seat. Prices follow which of those two worlds you're buying into.

Watauga County — Boone & Blowing Rock

The biggest market in the four counties, anchored by Boone and Appalachian State University. Watauga has more homes on the market and more buyers competing for them, and rental demand is among the strongest in the High Country — the university and the Blowing Rock tourist trade see to that. Prices here tend to run higher than in the other three counties, too. Buyers who want to be near everything start here; buyers who want quiet often end up in Ashe or Alleghany and drive over.

Not sure which county fits you?

That's most people, honestly. Tell me what your days should look like — how much land, how far from a grocery store, whether you need rental income or a school district — and I'll tell you where I'd look if it were my money.
