Buying a Home in the NC High Country

Buying in the mountains isn't the same as buying in the flatlands. Wells, septic systems, gravel roads, and winter access all matter here, and the North Carolina contract gives you a short window to check it all out. Here's how I run it for my buyers in Ashe, Alleghany, Avery, and Watauga counties.

Personal Help From an Experienced Local Agent

What a buyer's agent does for you now

Since the 2024 compensation changes, how a buyer's agent gets paid is part of the conversation up front, in writing, before we tour homes. My job in that conversation is to make sure you understand exactly what's on the table — what I do, what it costs, and what your options are. I explain it in plain terms in the FAQ, and I'll explain it again across the table before you sign a buyer agency agreement.

Relocating to the High Country?

A lot of my buyers come from off the mountain. I can preview properties for you, walk land on video, and tell you honestly when a place isn't what the listing makes it look like. Start with the area guide, then call me and tell me what you're looking for.

Common questions from buyers

Should I get pre-approved before searching?

Yes. A pre-approval letter makes your offer real — sellers here take it as proof you can close. If you're paying cash, we talk about proof of funds instead. Either way, it's lined up before we write anything.

What's the difference between the due diligence fee and earnest money?

The due diligence fee is paid straight to the seller when your offer is accepted. It buys your due diligence period — time to inspect, appraise, and investigate — and the right to walk away before it ends. Earnest money is a deposit held in trust and credited back to you at closing. I explain both in full on the FAQ page, and again before you sign anything.

Can you help me if I am relocating from another area?

That's a lot of my buyers. I can preview properties for you, walk land on video, and tell you honestly when a place isn't what the listing makes it look like. Start with the area guide, then call me.

Do you help buyers looking for land?

Yes — land is a big part of what I do, and it works differently: perc tests, surveys, road access, and land financing. My land guide walks the whole sequence.

Can I search homes, land, and commercial listings separately?

Yes. The search cards above take you to each category on the Regency Properties search, and you can register free there to save searches and get new-listing alerts.

Rather I run the search for you?

Tell me what you're looking for and I'll set the search up myself, watch it, and send you the matches that fit. No account to create, nothing to keep up with. When something right comes up, you hear it from me.
